Why Nottingham landlords get caught out
Since January 2024 Nottingham’s additional licensing scheme has covered the whole city. A shared house with three or four tenants from different households, the typical Lenton or Radford student let, needs a licence just like a 6-bed HMO. The fee for a new 5-person application is £1,607, or £1,210 if you are an accredited landlord, so accreditation pays for itself on the first licence.
The fire paperwork is where applications stall. Pick your property type in the check above and the action plan shows which documents you are missing.
What a Notts Fire officer will ask to see
Nottinghamshire Fire and Rescue Service publishes what it expects at an audit. For a shared house or block, have these in one folder:
- your fire risk assessment, dated
- a fire precautions log book
- training and drill records, where you have staff or a caretaker
- test and service records for alarms, emergency lighting and extinguishers

When to book
Student lets in Nottingham turn over in summer, and most landlords want their assessment done before new tenants arrive. That squeezes demand into July and August. If your review is due in the next year, book it for May or June and you get a choice of dates.
Questions
Does my 3-bed student house need an HMO licence in Nottingham?
Usually yes. If three or more tenants from two or more households share a kitchen or bathroom, the citywide additional scheme applies. Check the council page before the next tenancy starts.
Is this check legal advice?
No. It is general information from legislation and Nottingham City Council, checked in September 2026. It does not replace a fire risk assessment of your property.
What does a fire risk assessment cost in Nottingham?
It depends on size and type. Our Nottingham cost guide gives current price ranges, and the HMO landlord guide covers shared houses in detail.
