When You Need a Fire Risk Assessment Urgently

Most fire risk assessments are planned in advance — but some situations are genuinely urgent, and the consequences of delay can be serious. We understand this and keep capacity available for urgent requests.

🚨 Enforcement Notice from Nottinghamshire FRS

If you’ve received an enforcement or improvement notice from Nottinghamshire Fire and Rescue Service, you have a fixed deadline to complete the fire risk assessment and implement its findings. We can prioritise your inspection and issue a report within 48–72 hours of the visit.

🚨 HMO Licence Renewal

Nottingham City Council requires a current fire risk assessment as a condition of HMO licence renewal. If your renewal is imminent and you don’t have a current assessment, we can book an urgent inspection to meet the council’s deadline.

📋 Insurance Requirement

Many commercial insurers now require a current fire risk assessment as a policy condition. If your insurer has flagged a gap or you need documentation before a renewal date, we can arrange a same-week inspection.

📋 Property Sale or Lease

If a fire risk assessment is required as part of due diligence for a commercial property sale or new lease, we can turn the report around quickly. Buyers and solicitors often need documentation within a tight conveyancing timeline.

📋 New Tenant or Change of Occupier

A material change in occupancy — including a new tenant in a commercial property — triggers the need to review and potentially renew the fire risk assessment. We can arrange a prompt inspection.

📋 Post-Renovation or Refurbishment

A significant building alteration invalidates the previous fire risk assessment. If you’ve recently completed a refurbishment and need an updated assessment before reopening, contact us for urgent availability.

Enforcement Notices — Act Immediately An enforcement notice from Nottinghamshire Fire and Rescue Service is a legally binding document with a fixed compliance date. Failure to comply within the specified period can result in prosecution under the Regulatory Reform (Fire Safety) Order 2005, which carries an unlimited fine or up to two years’ imprisonment. Do not wait — contact us as soon as you receive a notice.

What “Urgent” Means in Practice

When you mark your request as urgent:

Same working day — A local assessor gets back to you to confirm a fixed quote and the earliest available inspection date. For genuinely urgent situations, we aim to offer a visit within two to three working days.

Report turnaround — Standard turnaround is five working days from inspection. For enforcement notice situations, we can produce the written report within 48–72 hours of the inspection visit.

Nottingham and Nottinghamshire coverage — We cover all Nottingham city postcodes (NG1–NG16) and the wider county including West Bridgford, Arnold, Beeston, Hucknall, Long Eaton, Mansfield, Newark and Worksop.

For non-urgent bookings, use our standard online booking form.

Urgent vs Standard — Is There an Extra Charge? A same-week inspection does not automatically attract a premium. The assessment price is the same. If you specifically require a 48-hour report turnaround (rather than the standard five working days), a small expedited report fee may apply — we confirm this upfront, not on invoice.

Three Things We Do Differently

We do not sell the work we recommend

No fire doors, no alarm installation, no extinguisher contracts. The assessment is the whole product, which means we have no reason to find problems that are not there. If you want the remedial work done, we will tell you what to ask for and you can put it out to tender.

We will tell you if you do not need one

Not every property requires a formal fire risk assessment. A single-let house with no communal areas does not, under the Fire Safety Order — though smoke and carbon monoxide alarm rules still apply. If you contact us about a property that does not need an assessment, we will say so rather than take the booking. It costs us a job and saves you a few hundred pounds.

We will not quote without knowing the building

A price given over the phone before anyone has asked how many floors and rooms there are is a guess, and guesses get revised upwards later. We ask about storeys, room count, cellar access and building age before quoting, and the number we give is the number you pay.
